General Manager Finance – UAE Real Estate & Corporate Finance – Eeternal Developments

About the Role

We are looking for an experienced and hands-on Finance Manager to manage the financial operations, accounting, cash flows, banking, payments and regulatory compliance of our UAE-based companies and real estate projects.

The role will be responsible for ensuring strong financial controls, timely statutory and regulatory compliance, efficient cash-flow management and accurate financial reporting across the UAE operations.

As the parent company is based in India, the role will also involve managing and coordinating India–UAE cross-border financial transactions, including understanding the applicable regulatory, tax, foreign exchange and remittance requirements.

The ideal candidate must have prior Dubai experience and significant experience in the UAE real estate sector, including knowledge of RERA-related financial requirements and project accounting.

Key Responsibilities

Financial Management & Cash Flow

  • Manage day-to-day financial operations of UAE companies and real estate projects.
  • Prepare and monitor daily/weekly/monthly cash-flow forecasts.
  • Manage project-wise and company-wise cash flows, working capital and liquidity.
  • Plan and monitor payments to contractors, consultants, suppliers, employees and other stakeholders.
  • Ensure adequate cash availability while maintaining appropriate controls over expenditure.
  • Prepare management reports covering cash position, receivables, payables, project expenditure and financial commitments.
  • Monitor project budgets and actual expenditure and highlight variances to management.
  • Support financial planning, budgeting and forecasting for UAE operations.

Accounting & Financial Reporting

  • Oversee bookkeeping and accounting for UAE entities and projects.
  • Ensure accurate and timely monthly and annual closing of accounts.
  • Review general ledgers, bank reconciliations, accounts payable and receivable.
  • Maintain accurate project-wise accounting and cost tracking.
  • Prepare MIS and financial reports for senior management and the India-based parent company.
  • Coordinate preparation of financial statements and schedules required for audits.
  • Establish and maintain strong financial controls and approval processes.

UAE Compliance & Regulatory Matters

  • Ensure compliance with applicable UAE corporate, accounting, tax and financial regulations.
  • Manage and coordinate VAT compliance, Corporate Tax compliance and related filings, working closely with external tax advisors/CAs.
  • Coordinate with external Chartered Accountants, auditors, tax consultants and other professional advisors.
  • Ensure timely preparation and submission of statutory returns and regulatory documentation.
  • Maintain proper documentation and records for all UAE entities and projects.
  • Keep management updated on changes in UAE financial, tax and regulatory requirements.

Real Estate & RERA

  • Manage financial operations relating to UAE real estate development projects.
  • Strong working knowledge of RERA regulations and Dubai real estate compliance requirements is essential.
  • Monitor project collections, construction payments, project costs and financial commitments.
  • Coordinate with project teams, consultants and external advisors on project financial matters.
  • Maintain appropriate project-wise financial records and reporting.
  • Ensure compliance with relevant financial requirements associated with real estate projects, including escrow/project-related accounts and reporting requirements, where applicable.
  • Support management in financial planning and monitoring of new real estate developments.

India–UAE Cross-Border Transactions

  • Manage and coordinate financial transactions between the India-based parent company and UAE subsidiaries/projects.
  • Strong understanding of India–UAE cross-border fund transfers, foreign exchange regulations, remittances and related documentation is essential.
  • Coordinate with Indian and UAE finance/tax advisors and banks to ensure transactions are structured and executed compliantly.
  • Understand relevant FEMA/RBI requirements in India and UAE regulatory requirements applicable to cross-border transactions.
  • Coordinate inter-company transactions, funding, loans, investments, management fees and other permitted transfers between India and UAE entities.
  • Maintain appropriate documentation and audit trails for all cross-border transactions.
  • Identify potential tax, regulatory or compliance issues before transactions are executed.

Banking & Treasury

  • Develop and maintain strong working relationships with UAE banks and relationship managers.
  • Manage corporate bank accounts, payment processes, online banking and authorised signatories.
  • Coordinate bank facilities, guarantees, letters of credit and other banking requirements as applicable.
  • Negotiate banking charges and support management in evaluating banking products and facilities.
  • Ensure timely bank reconciliations and resolution of discrepancies.
  • Maintain appropriate controls over banking access and payment approvals.

Vendor & Stakeholder Management

  • Liaise with external CAs, auditors, tax consultants, lawyers, banks and government/regulatory advisors.
  • Coordinate with internal project, commercial, HR and management teams on financial matters.
  • Review invoices, contracts and payment requests from a financial and compliance perspective.
  • Ensure vendors and consultants are paid accurately and on time, subject to appropriate approvals.
